Dear Boca Raton Neighbors:

Do you know that the approved 211-unit townhouse development on the Ocean Breeze golf course will result in a significant loss of green space and negatively impact the quality of life in the North Boca Raton area? Did you know that the developer has agreed to pay only $6 million for the widening of NW 2nd Ave. to a 4-lane divided highway? According to the 2005 city E.A.R. analysis this road widening will cost in excess of $14 million, so all city taxpayers will foot the bill if the city decides this road must be widened. That's right, all Boca Raton taxpayers would have to pay for the additional expense of widening NW 2nd Ave. as a result of the expected traffic congestion after the 211-unit townhouse development is completed.

Traffic concerns is only one reason to oppose this development proposal. If this development is approved, an additional 1,868 vehicle trips/day will be traveling NW 2nd Ave. according to the city traffic engineer’s report. During the June public hearing at City Hall on this proposal, the city staff stated that without this development proposal, there are no plans to widen NW 2nd Ave.  The 2005 E.A.R. report by the city to analyze the growth management of the city states that if there is additional development in the area then NW 2nd Ave. will be required to be widened to a 4-lane divided highway and the esitmated $14 million cost will be the responsibility of the developer.

Do you want to lose all the beautiful green space along NW 2nd Ave.? What will happen to residential property values if NW 2nd Ave. becomes a 4-lane divided highway? Appraisers of property use comparable properties, so it would be expected that this development could have a broad negative impact on values in Boca Raton.  The negative impact on the values of the adjacent signle family homes to this approved development is illustrated by the 40% decline in the land of these homes according to the Palm Beach County Property Appraiser ('06-'07 decline).  From 2006 to 2009 the appraised value of these homes have declined by over 56% while the appriased value of the country club increased by over 100%.  Based upon these appraisals this approval has essentially transferred millions of dollars from residents adjacent to this development site and given this money to the Chicago-based developer MCZ/Centrum.

Save Boca Raton Green Space is a coalition of concerned neighbors who oppose this development and we are asking concerned neighbors in Boca Raton help our efforts in 4 ways:

  2. Email the opposition letter in order to protect our green space and stop the over development in Boca Raton
